Switching on to the new electrical safety standards

As The Electrical Safety Standards in the Private Rented Sector Regulations come in to force, it appears that electrical safety in all of the buy-to-let properties has gained some attention. Confirmed on 1st June 2020, these regulations apply to all tenancies and renewals that start on/after 1st July 2020.

All of the letting agents with property management capacity are obliged to:

  • All electrical installations adhere to the standards outlined in the 18th edition of the Wiring Regulations, published by the British Standards Institution and the Institution of Engineering and Technology. All premises need to meet the standards for the time they are occupied.
  • Regular tests at intervals no higher than 5 years take place in residential premises. These tests are to ensure that the electrical installation is in order.
  • One more important date is 1st April 2021. That is when all tenancies, including those with tenants in situ, will fall under the Electrical Safety Standards.
